The 2025 residential resale market in Calgary experienced a slight softening as the year progressed. Overall, transaction volume decreased by 15% compared to the exceptionally busy 2024, with prices dipping approximately 5% from last year’s close. While interprovincial migration—notably from Ontario—remained net positive, it slowed compared to previous years.
