Calgary’s spring market is infamous for launching with snow! Despite the cooler temps, the residential market continues to show strength, particularly in the luxury market. Overall, total sales are down by 5% year over year; not surprising given the extreme migration that took place in Alberta last year. That said, the different product types and buying categories are currently experiencing different outcomes.

Luxury real estate over $2 million has been the standout. Stock market appreciation and a global demand for Alberta’s natural resources have fueled this category. On the other end of the spectrum, the high rise condominium market continues to soften, largely due to the vast construction of new condominiums being built citywide. Buyers who have been considering a more ‘lock & leave’ lifestyle should consider taking a look now as the buying opportunities are favourable.

The inner core under $1 million, particularly in the areas of Marda Loop and Altadore are in high demand. First time buyers, young families and empty nesters are loving the lifestyle and walkability that these communities provide. Infills, single family homes, low rise condominiums and townhomes continue to sell well in these locations. The listing inventory across all categories continues to remain low. We are actively looking to increase listings as we have buyers currently searching for first home purchases, family homes, luxury properties, condos and land throughout the city. There is huge demand for bungalows which are currently in scarce supply.

Calgary's residential market is shifting and it is important to be well informed. The luxury market, especially in the inner core, has strong buyer demand + a lack of inventory; we are experiencing bidding wars.

The 2025 residential resale market in Calgary experienced a slight softening as the year progressed. Overall, transaction volume decreased by 15% compared to the exceptionally busy 2024, with prices dipping approximately 5% from last year’s close. While interprovincial migration—notably from Ontario—remained net positive, it slowed compared to previous years. Luxury demand remained strong among our clientele, mirroring global spending trends, whereas the condominium segment faced challenges as a significant influx of new inventory hit the market. Entering 2026, there is a shortage of desirable luxury listings; consequently, we expect well-priced homes in this segment to perform well. Conversely, the condo market will require more time to absorb the current surplus particularly as rental rates soften. If you are in the market for a condo, there is good opportunity to purchase in this sector.

2025 was an exceptional year for our real estate team, and we were the # 1 team for sales in the luxury market (over 2 million price range). Calgary’s residential market remains active although sales and prices are down slightly from last year. The softening of the market is largely due to the tapering of migration into Alberta that we’ve seen the past few years. In a snapshot, the residential real estate markets have now softened considerably in Ontario and BC, as have their rental rates. This combined with the rise in housing costs in Calgary, has lessened the delta which initially drove the relocation move. That said, Calgary’s vibrant economy and desirable lifestyle have kept our residential real estate market stronger than most in North America right now. As in all markets, accurately priced properties are selling well and with interest rates slowly coming down buyers are still finding good value. Calgary’s Residential real estate market over the first 6 months of the year has shifted to a more balanced market. The last several years in Calgary has been a sellers’ market with price gains from 2020 to 2024. Over the past 12 months the average sale price has dropped by 3%.
